A 4-Bedroom Housing Bubble?
Many of the housing developments being built in the Baylor area are brand new 4-bedroom houses and duplexes. In fact, the majority of new properties in the Baylor area over the past two years have been of this nature. They also tend to rent for well over $400+ per bedroom.
Ironic considering that many Baylor students elect to take a chance with multiple roommates for the sole advantage of having lower costs; rent and otherwise. So what's the story behind the construction?
It looks to me that developers are counting on Baylor tuition continuing its trajectory skyward, thereby squeezing out lower-income students (excluding scholarship students). At the same time, total enrollment is climbing at a small rate, which points to a higher percentage of students whose housing priority will be comfort and style over the price tag.
To be sure, it's a gamble to assume that Baylor students will pay that much and put up with so many other roommates and not demand to reside on the edge of campus. Time will have to be the judge.
